Loan Programs

The right loan type can make a real difference

Not all mortgages work the same way. Depending on your situation—whether you're a first-time buyer, refinancing an existing loan, or looking to tap into home equity—different loan programs offer different advantages. Some give you flexibility on down payments. Others reward you for a strong credit history or let you lock in certainty with a fixed rate. The program that makes sense for your neighbor might not be the best fit for you. That's why I always ask questions first: How long do you plan to stay in the home? What matters more to you—a lower payment now or predictability down the road? Understanding your real priorities helps us narrow down which option actually serves your goals. If you've been curious about what programs might apply to your situation, I'd welcome the conversation.

Reach out anytime you'd like to explore which loan program fits your goals.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
