The mortgage program question you should ask

Hi there. I've been thinking about how many borrowers choose a loan program without really understanding the differences between them.

Loan Programs

Not all mortgages are built the same

One of the most overlooked decisions borrowers make is which loan program actually fits their situation. A fixed rate, an adjustable rate, a shorter term, a longer term — they all have real tradeoffs that affect your monthly payment, your total interest paid over time, and how much flexibility you have down the road. The program that works for your neighbor might cost you more. The right fit depends on how long you plan to stay, what your cash flow looks like now and in the future, and how comfortable you are with change. It's worth having a conversation about your options instead of just picking what sounds familiar. I'd like to walk through what makes sense for you.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
