Which loan program fits your plan?

Hi there. This week I want to walk you through something I see borrowers overlook: the loan program itself, and how it affects your money over time.

Loan Programs

Finding the right loan program for your situation

Not all mortgages work the same way, and that matters. Whether you're buying for the first time, moving up, or refinancing, the loan program you choose shapes your monthly payment, how much you can borrow, and what happens if rates change. Some programs lock your rate for the life of the loan; others adjust over time. Some let you put down less money upfront; others reward larger down payments. The right choice depends on your goals, timeline, and comfort level with risk. I work with borrowers every week who didn't realize they had options that could have saved them money or stress. That's why it's worth a conversation—to make sure you're in a program that actually fits your life, not just the first one you heard about.

Let's talk about which loan program makes sense for where you are right now.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
