What is your home actually worth to you?

The conversations I have most often aren't about rates—they're about what homeowners can do with the home they've already paid toward. Here's something worth checking on.

Home Equity

Your home is building wealth for you

Every mortgage payment you make adds equity—the difference between what your home is worth and what you owe. Over time, that compounds. If you've owned your home for a few years, you may have more equity than you realize, and that opens real doors: lower rates on a refinance, cash for repairs or improvements, or even a second mortgage if life calls for it. The catch is you have to know what you've got. I help clients check their equity position at least once a year, because it changes how we think about their options. It's one of those numbers worth understanding—not to feel good, but to make smarter decisions.

Let's take a look at your equity picture and talk through what it means for you.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
