Refinancing 101

When does refinancing actually make sense?

Refinancing can be a smart move—but not always, and not for everyone. The basic idea is simple: you replace your current mortgage with a new one, usually to lower your rate, change your loan term, or tap into equity you've built. But refinancing isn't free. You'll pay closing costs, and you're starting the clock over on your loan. That's why the math matters. A lower rate sounds great, but if you're only staying in your home another year or two, those closing costs might not pay for themselves. On the flip side, if rates have moved in your favor and you're planning to stay put, refinancing could meaningfully reduce what you pay over time. The right call depends on your timeline, how much equity you have, and your personal goals—not just the interest rate. I'd love to run the numbers with you and see what actually makes sense for your situation.

Let's talk through whether refinancing fits your goals right now.

Tip of the Week

Closing costs typically run 2-5% of the loan amount. Ask your lender for a Loan Estimate so there are no surprises.

Tips for Homeowners

Protecting Yourself from Mortgage Scams

1.

Wire fraud is one of the fastest-growing real estate scams. Never wire closing funds based solely on email instructions — always verify account numbers by calling your title company at a number you look up yourself.

2.

Loan modification and foreclosure rescue scams target homeowners in distress. Legitimate help is available free through HUD-approved counseling agencies at 800-569-4287.

3.

Be wary of unsolicited offers to refinance or cash out equity at terms that sound unusually favorable. If someone contacts you out of the blue, verify their NMLS license number at nmlsconsumeraccess.org.
